Our operating rule
Field priority is: responsible county or state office; official document or authorized portal; reliable secondary directory; competitor fallback. A phone number, deadline or link obtained from a competitor is recorded as Competitor Sourced unless the destination or field is independently confirmed. Broken or conflicting fields are marked Needs Review and can block county-page publication.
Source priority
- Official county or local assessment office
- Official county or local government portal
- Official state property-tax authority or statute
- Official collector, treasurer, recorder, clerk, court or GIS portal
- Authorized processor linked from an official office
- Secondary references used only as a labeled fallback
Field-level verification
Office name, phone, address, property-search link, map, tax-payment route, recorder route, exemption information and appeal information are tracked separately. A page can therefore show which fields were checked and when.
Deadline handling
Deadlines are treated as year- and notice-specific. The current official notice or filing page controls. A general article date is not presented as a substitute for a property-specific deadline.
Correction workflow
Reported errors are compared with the responsible official source. Material corrections are made to the affected field, the verification date is updated only after an actual check and the page remains independent of the office described.
