How to search Dallas County property records

DCAD offers separate search paths rather than a single generic box. The owner, account, address, business-name and map searches are useful for different account types. The street-address form expects the number and street name in separate fields.

  1. Open the official DCAD search system.
  2. Choose Owner Name, Account Number, Street Address, Business Name or Map.
  3. For an account search, enter the full 17-character account number without added punctuation.
  4. For a street search, omit the street type such as Street, Drive or Lane and enter less information if the exact search fails.
  5. Open the blue property-address link to reach account details and online protest options.
Fast troubleshooting: DCAD’s address search supports a percent sign as a wildcard and advises entering fewer fields when no result appears. One-letter street names need the wildcard after the letter. Do not put suite letters into the numeric address field.

What the appraisal record can show

The public appraisal record is designed for property-tax administration. Depending on the account type, it may show the owner name and mailing address, situs address, account or property ID, legal description, land and improvement values, market and appraised values, exemptions or special appraisal, sales or deed references, building characteristics and links to maps or related documents.

DCAD distinguishes residential, commercial and business-personal-property accounts. The public account can include appraisal values, characteristics, ownership and links to forms or uFile. Title research must still be performed through the County Clerk.

Exemptions and special appraisal

DCAD publishes homestead, over-65, disability, disabled-veteran, agricultural, charitable and other exemption forms. Its forms system also includes tax deferral, tax-ceiling transfer and temporary fire-damage exemption material.

Rural owners should use the district’s agricultural or open-space forms rather than assuming an “ag exemption” transfers automatically. The office reviews qualifying use, history, intensity and change-of-use issues.

Protesting a Dallas County appraisal

For most Texas property owners, the normal protest deadline is May 15 or 30 days after the notice was delivered, whichever is later. The deadline printed on the notice controls.

DCAD accepts protests through uFile or in written form. The official support material states that fax and email are not accepted for ordinary protests. Search the property first, open the account and use the Online Protest link where eligible.

  • Check the account and notice before filing.
  • State the reason for the protest and the owner’s opinion of value where requested.
  • Upload or deliver photographs, repair estimates, comparable sales and corrections to property characteristics.
  • Review the district’s evidence and settlement options before the formal hearing.
  • Keep the confirmation number, postmark or stamped copy.

Business personal property, minerals and special accounts

DCAD publishes extensive business-personal-property rendition, extension, leased-equipment, dealer-inventory and depreciation materials. The district’s current forms include the higher small-account exemption threshold and separate confidential returns for multiple asset types.

Mineral, utility, industrial, manufactured-home or special-inventory accounts can use different search filters and forms. Select the correct property type before assuming the account is missing.

Property taxes, deeds and ownership changes

The appraisal district is not the payment destination. Use the Dallas County Tax Office or the collecting entity shown for the account. Always confirm the tax year, jurisdiction and current balance before submitting funds.

Use Dallas County official records for deeds, liens, releases and plats. DCAD’s ownership entry is an appraisal-roll field and should not replace a complete chain-of-title search.

Correcting a property record

Start with the field that is wrong. For an incorrect mailing address, ownership entry, legal description, acreage, building area, property class or exemption, collect the property ID, the current record, and the document that supports the correction. Ownership changes normally depend on a recorded deed reaching the appraisal district; boundary disputes and title conflicts require more than an appraisal-record correction.

Buyer and homeowner checks

  • Search the exact account and confirm whether the property has a separate BPP or personal-property account.
  • Check whether the seller’s exemptions or appraisal limitations will remain after closing.
  • Use the County Clerk for deeds and the Tax Office for each unpaid year.
  • Review DCAD’s legal description and map, then obtain a survey for boundary reliance.
  • Estimate taxes using the buyer’s expected taxable value rather than the seller’s current payment.

How to Verify the Exact Dallas County Account

Start with the official search portal at oonlineprotest.dallascad.org. Begin with the identifier printed on the notice, bill or deed. If the first query fails, use the owner or street address and copy the identifier from the matched record instead of inventing a format.

  1. Confirm the situs or property location and do not confuse it with the owner’s mailing address.
  2. Match the legal description, subdivision, lot, block, survey, abstract or other local land identifier.
  3. Compare land area, property class and improvement description with the physical property.
  4. Check the valuation year and whether the amount is preliminary, current, certified or already billed.
  5. Open the map at oonlineprotest.dallascad.org for location context, then rely on recorded documents and a survey for legal boundaries.
  6. Look for related real, personal, mineral, mobile-home or business accounts before assuming the search is complete.
Boundary warning: a GIS line can be generalized or shifted. It is not a survey, title commitment or legal access opinion.

Audit the Dallas County Property Card Field by Field

Ownership and mailingOwner display, mailing address, exemptions and confidentiality flags
Parcel identityAccount, APN or folio, legal description, map reference and situs
LandAcreage or square footage, use, neighborhood, site influence and special classification
ImprovementsBuilding area, year built, condition, quality, use and accessory structures
ValueLand, improvements, total market/appraised, assessed and taxable values
HistoryPrior values, transfers, permits, sales or notices when the portal publishes them

When a field is wrong, report the exact field rather than asking the office to “fix the taxes.” Send Dallas Central Appraisal District the account number and evidence such as a recorded deed, survey, permit, demolition record, measurements, photographs or exemption approval. A tax collector can correct a payment posting but normally cannot alter these appraisal fields.
